The Seabrook of Hilton Head, Inc. is recognized by the Internal Revenue Service as a tax exempt charitable organization. The Seabrook Foundation Fund has been established by the Board of Trustees to promote our vision of social accountability.  Families and friends of The Seabrook, through gifts of time and charitable giving, are dedicated to sustaining Seabrook’s recognition as a valued asset in the community. All donations to the Seabrook Foundation Fund are tax deductible. The visionary leadership and principles of stewardship that have made Hilton Head Island what it is today also helped craft The Seabrook, a community devoted to philanthropy, faith, family and service to others.

The first official reference to The Seabrook by name was on January 8, 1973; however, financing resources were not available at the time so the idea of developing a “retirement community” had to be put on hold. In the early 1980’s with the help of Charles Fraser’s donation of the land and the community support from six of the original churches on Hilton Head Island, The Seabrook became a reality.

Development of the two initial condominium buildings was financed primarily through the presale of units. On this basis, construction was carried out in stages involving easier and lower requirements for financing and sales.

The Seabrook House, the community’s “clubhouse” along with the first two condominium buildings were completed in October 1982.  As demand for a retirement community continued to grow, two additional buildings were presold and completed in 1987, which completed the development based on the initial master plan.

In the mid-90’s, a developer who owned property adjacent to The Seabrook made an offer to sell, which would enable the Seabrook to expand. An agreement was reached and a 5th condominium building was presold. In1997, The Seabrook added an additional 30 units to the community which brought the total to 206 condominiums.

Today, The Seabrook is the only Continuing Care Retirement Community (CCRC) that offers three housing options: one, two and two bedroom den condominiums for Equity Purchase and Entry Fee Contract and Studio apartments available on an annual lease basis.

After thirty-plus years, The Seabrook mission remains unchanged:  A non-profit, community-based, church-oriented continuing care retirement community dedicated to the enhancement of the quality of life and health of its residents and offering programs for the benefit of seniors on Hilton Head Island.
